1 Day at Global City/Fort Bonifacio


July 15, 2007 - Three hours of sleep didn't stop me from carrying out my mission for today - which was to check out property developers in Global City in my zeal to look for a unit to lease or use OPM to acquire.

We were supposed to be a group of three i.e. Dingdong, Dante and I, but since we didn't push through on Saturday (various health-related reasons), only two made it on Sunday to trek through Icon, Infinity and Serendra showrooms plus a little stroll through The Fort, Bonifacio High Street, Serendra One and Market-Market.

My, my..how fast the pace has been when it comes to development in this little piece of land in Taguig. The first time I was in Global City was in 2005 and the only place of importance then for me was Market-Market...it was just a wide open space all around.

Nowadays, you have mushrooming condominium units for residential and office purposes, and stores and malls sprouting up seemingly overnight....*sigh*...now I have only one little problem left...

I will add pictures from Dante's stash later since I only took a few snaps to get the feel of the place and I was too busy ogling all the other stores and design of the buildings.

    Hi Cat. Thanks for these photos. I wasn't able to make out, how far Fort Bonifacio is from Makati. Is Global City the same as Fort Bonifacio?

    hi Jack...I thought you had gone to Global City when you were here on your visit.

    its part of Taguig, near C5 din...basically, if you take a taxi from Ayala Ave, you just cross Edsa, lusot sa McKinley Gate, cut across sa Forbes (?) then down McKinley , tapos yun na...probably less than 10 mins if walang trapik.

    its called BGC or Bonifacio Global City...I think it was formerly known as Fort McKinley (if I am not mistaken..I am not good at case facts hehehe). So its literally right next to Makati Commercial Business District.

    nawala na yung mata ko sa kakatawa dyan kc parang comedy pag take ng pic na to..ilang beses ako nag go back and forth para mag pose kc may bystanders, tapos...when ok na sana...di pala alam ng kasama ko (si Dante) saan yung button to take the shot, tapos pabaligtad pa yung cam..

    oo nga eh..gusto ko talaga to move or have something here for the future...so eto umiikot-ikot ako don...

    balak k next week to go back and take more pics..para kaming nagmarathon eh..naglalakad lang sa lugar at mainit pa..so I didn't really concentrate on taking pictures..too busy wiping the sweat off my face...

    I think the whole place was called Fort McKinley during the US occupation but was changed to Fort Bonifacio. The Libingan ng Mga Bayani and American War Memorial are nearby.

    hmm..Ayalaland should pay me for this..hehehe...para akong promoter...

    Serendra na dinedevelop nila ay di lang a couple of buildings tinatayo...they designed it na may mga swimming pools, park etc. - the main theme is water...

    I forgot gano kalaki footprint ng buildings...if not for the fact that the design of the low-rise buildings makes me think of something else (Sir B said parang tenements daw..yung isa ko namang kakilala nagsabi it reminds him of jail) then all in all, its a good concept..I wish I could have taken a picture of the whole mock-up but I was hesitant because it may not have been allowed.

    Serendra One is probably targeted for OFWs, balikbayans etc..malaki yung rooms nila (hmmph kaya nga malaki rin ang presyo). Actually The Residences and sa Serendra One parang bahay nga talaga sa loob eh...ganda talaga...(drools at sample units). Parang hindi condos nga ...

    Serendra Two smaller na..but yung unang high-rise nila..ay yung Aston...

    American Battle Memorial...yes, nasa South..at yung Golf Club pa..

    I think Icon units would be facing that part..kaya ganda rin ng view of the Makati skyline...
    Icon pala is eye-shaped..naninibago ako sa bedroom nya coz of its odd angles etc. but the view is good.

    Other places very near to the buildings are -

    St. Luke's Medical Center (dinig ko plastic surgery yata ang specialty)
    Manila Japanese school
    British school
    Chancery for Singapore Embassy

    at maramip ang iba...

    I will ask.. that is out of my price range kasi so di ako nagtanong before hehehe...

    to give you an idea though how the other units went (you can gauge or estimate what would be thr price range of 1 to 2 br units)

    a studio in Serendra Two The Aston would be approx Php 3.6M list price..without tax and other things to be paid (42 sq m)

    a studio in Infinity (malapit sa Serendra) would be around Php 3.2M, with tax but not the other charges (37 sq m)

    a studio in Icon would be Php 3.7M with tax but excluding other charges...Icon naman is nearer to Pacific Plaza Towers... and cozier with very good views (36 sq m)

    He and his wife are looking for a place to buy also...
    Si Dingdong sana rin (baka mag minyo na ni dah..hehehe..his gf is from Pagadian)...

    all three of us were interested in BGC kaya kami sana nong weekend magkasama umikot don..

    Around $65-70 Gs yung mga studio, siguro yung 2-bedroom units around $90 Gs? Under $100,000 is not bad considering yung location and amenities. Cat, when you go back could you find out how much? Marami akong kilala dito na may balak bumili for investment purposes. Gagamitin lang nila ang equity nila on their home to get the funds kaya financing is not a problem. Do the developers have a website?

    umandar yung sense of humor ko when I talked to the agent...coz I was thinking that it would be good to lease it out so anong target market...

    at that time di ko alam na pang plastic surgery ang specialty ng hospital..so I thought all the while..ang pangit naman if magpalease ka to other people who need to be near St. Luke's tapos don mamatay sa condo unit if maging malas naman.....*grimace*

    oo nga eh...kc ang sa Icon malapit na ang turnover...it used to be lower when it started...
    so if you compare mas mahal ang Icon sa Infinity..though Infinity is near Soma (south of market) yung sa Century Developers (na dinig ko before 3M sya, pre-furnished pa)...ubos na rin tong Soma...

    a 1 BR sa Infinity is Php 4.8 to Php 5.2 so yung 2 BR siguro lagpas Php100K (they were talking of a 5K increase during my Sunday visit).

    As of the moment, mukhang 90K per square meter sila. Infinity is going to be beside SoMa, which is across the street sa Serendra sales office...so if walking distance lang talaga from Serendra and Market-Market, Infinity would be better...and not at the price of Serendra na medyo steep...

    Icon would run higher for its 2 BR...maybe Sir B can answer that part coz he told me one of our profs got a 2BR unit there...pero mas malayo to from the hub...walking distance pa rin in a way (exercise!)

    For Serendra..it can be googled (I checked one site - http://www.philippine-real-estate.info/philippine-residential-properties/serendra.html) , however there are no more units left for Serendra One for two-bedroom units the last time I asked...and for Serendra Two..yung high-rise na lang yata ang may choices ka pa...tira-tira na yata sa Serendra Two..hehehe..mga low to medium rise buildings with bigger spaces...for sure mas mahal to...pang OFWs na presyo...

    try nyo din G&W Architects....Sapphire Residences..
    and I think Century Properties has also some like near Rockwell...I heard good things about this developer...

    I am sure if I were working abroad financing would not be a problem...I'd be snapping the units up if I had extra cash...

    to Bananaking, email ko po if meron aknog mahuka na price for 2 BR...depends talaga anong gusto nyo na matirhan...I would say go for Serendra One, its spacious and meron silang 3 BR pa yata eh...at least pagbaba mo parang park ang dating..

    for yung medyo reclusive..ang Icon and..yung malapit din na One McKinley Place....I think mas bagay po inyo kaysa maging mas malapit sa crowds...

    Good question! There are units which are part of a mall, can you believe it??? How can they sleep??? Ang purpose siguro ay pag smashed na sila, malapit lang ang uwian at wala na silang pake sa ingay kasi by the time they sleep, wala ng tao kasi umaga na!

    I think it's more of profit and economics. Kung mas marami ang mapagkakasya nilang units sa isang building, mas marami ang mabebenta nila at mas malaki ang tubo nila. I saw the floor plans of these units and they're really crampy, claustrophobic ang magiging feeling mo. Cosmopolitan people do entertain a lot at home, and therefore space is a must have.

    This one, kailangan si Dei (yung nakausap ko) ang tanungin.

    This picture is Serendar One...I have a picture here somewhere of the plan they have for the whole Serendra development...so this one is yung bigger na yes mas malapit or part ng mall.

    Serendra Two is on the other side of the lot

    While the Aston is sa dulo, away from the mall, and its the high-rise...not part of the mall, and is overlooking the amenities area...pool etc. Hmm...buti na lang pala don ako banda naging interested.

    Ay naku Bananaking..before I saw this, nag chat kami ng isa kong friend sabi nya based on the design daw ng jail..e sabi ko WHAT?

    hahaha...grabe naman...isang plato lang ako usually (well, they may be bigger than usual..parang serving plate ang labas)..

    the units are unfurnished when you get it, this is just a sample of how you could decorate one...

    e ako nga nagiisip which ba yung kunin ko..facing east or facing west...kc di ba mas swerte ang facing east? kaso...facing Taguig yon..so wala actually masyadong view...not unless siguro yung Market-Market and what one friend had unkindly remarked..squatter view daw...

    thats why I said, yung sa Aston parang di bagay sa inyo..mas ok yung 3BR sa kabila...pero I think may 2BR yata din dito eh...and the other floors (in Aston) has some units which are bigger)...for ex. studio has a 55 sq meter...while yung tiningnan ko is 42 (5 sq para sa balcony..hmm...dapat don kaya matulog kapag may bwisitor..hehehe)
